VA loans
VA financing, with the funding fee in view
Zero down and no monthly mortgage insurance is the headline; the one-time funding fee is the trade, and it changes with your entitlement and whether it has been used before. Both are in this estimate.

What would a VA payment look like?
Set the price, choose first use or a later one, and the funding fee — or its exemption — is applied before the payment is calculated.

Funding fee
The fee is higher when the entitlement has been used before, and waived for a service-connected disability.
The rate opens on the national VA 30-year average: 6.92% as of October 29, 2026, published by Mortgage News Daily. It is an assumption, not a quote — pricing moves with credit score, down payment, points and the property. If you want the rate your own scenario would be priced at, ask us for it. Source
Taxes, insurance & fees
Calculated for you at 0.3% of the loan each year, so it moves with the amount you finance. Real quotes come with the address and the coverage limit — a property in a mapped flood zone, or much of Florida, usually carries more.

VA guarantees a share of the loan, which is what allows zero down for an eligible borrower with full entitlement. There is no monthly mortgage insurance; the one-time funding fee takes its place, and it is waived for a service-connected disability. The fee figure here is the standard purchase schedule — confirm your own with the Certificate of Eligibility.

How VA works
The rules behind the estimate
Six things that decide a VA payment and its eligibility.
Zero down, 100% financed
With full entitlement, an eligible veteran, active-duty service member or surviving spouse can finance the entire price — no down payment, and no monthly mortgage insurance to add on top. Primary residence only.
No monthly mortgage insurance
VA guarantees a share of the loan instead, so there is no monthly premium at any loan-to-value. That is the main reason the payment undercuts a comparable FHA loan.
The one-time funding fee
2.15% of the loan on a first use with nothing down, 3.3% if the entitlement has been used before, and less with a down payment. It is normally financed.
Disability exemption
A service-connected disability award waives the funding fee entirely. That is a real five-figure difference on a large loan, so it is worth confirming early.
Primary residence only
The property has to be your home. A second home or an investment property is not VA-eligible, whatever the entitlement.
VA appraisal and entitlement
VA requires its own appraisal with minimum property requirements. Full entitlement removes the county limit; partial entitlement can bring one back.
