Equal Housing Lender
Mortgage Rate Genius is a website of Sharpe Mortgage Lending Services of Georgia, Inc., an Equal Housing Lender. We do business in accordance with the federal Fair Housing Act and the Equal Credit Opportunity Act.
We do not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, age, marital status, receipt of public assistance income, sexual orientation, gender identity, military status, or any other characteristic protected by federal, state or local law.
What we look at, and what we do not
A mortgage decision is based on the facts that predict repayment: credit history, income and its documentation, assets and reserves, debts, the property and its value, occupancy, and the program's own guidelines.
Characteristics protected by fair lending law are never part of that analysis. Pricing adjustments — credit score, loan-to-value, property type, occupancy and loan size — are applied the same way for every applicant who presents the same facts.
Consistent information
Everyone gets the same explanations on this website, the same calculators, and the same standard for what counts as a complete file. If a program has a requirement, it is applied because of the program's rules, not because of who is asking.
Reasonable accommodations
If a disability makes any part of this process difficult — a form, a phone call, a document request — tell us and we will work out another way to handle it.
Licensing
Georgia Residential Mortgage Licensee — company license 11430, originator license 25175. Florida Residential Mortgage Licensee — company license MLD1076, originator license LO18389. NMLS company ID 38944, originator ID 202198.
You can verify a license and see a company's or originator's record at NMLS Consumer Access, linked at the bottom of every page.
If you have a concern
Tell us first. Call 404-524-1111 x105 or use the contact form and describe what happened; the goal is to resolve it directly and quickly.
You can also raise a fair lending or fair housing concern with the federal agencies that enforce these laws, at no cost to you:
Enforcement agencies
U.S. Department of Housing and Urban Development (HUD), Office of Fair Housing and Equal Opportunity — file a fair housing complaint at hud.gov/fairhousing, or call 1-800-669-9777.
Consumer Financial Protection Bureau (CFPB) — submit a complaint about a mortgage lender at consumerfinance.gov/complaint, or call 1-855-411-2372.
Georgia Department of Banking and Finance, and the Florida Office of Financial Regulation, also accept complaints about licensed mortgage companies in their states.
