FHA loans
FHA financing, priced with its own rules
3.5% down, or 100% financing when documented down payment assistance covers it, with forgiving credit guidelines — paid for with mortgage insurance that behaves differently from conventional PMI. This estimator carries the upfront premium and the annual one, so the monthly number is the real one.

Your numbers
Property units
FHA caps a one-unit loan at $541,287 in a standard county. High-cost counties allow more.
The rate opens on the national FHA 30-year average: 6.91% as of October 29, 2026, published by Mortgage News Daily. It is an assumption, not a quote — pricing moves with credit score, down payment, points and the property. If you want the rate your own scenario would be priced at, ask us for it. Source
Taxes, insurance & fees
Calculated for you at 0.3% of the loan each year, so it moves with the amount you finance. Real quotes come with the address and the coverage limit — a property in a mapped flood zone, or much of Florida, usually carries more.

- life of the loan
FHA insures the loan rather than the borrower, so the trade is a low down payment for two premiums: the 1.75% upfront one that is normally financed, and the annual one inside the payment. Above 90% loan-to-value the annual premium stays for the life of the loan — the only way to remove it is to refinance out of FHA.

FHA loan limits
What's the maximum FHA loan in your county?
FHA sets a ceiling by county and by how many units the property has. Pick the state, county, and unit count to see the limit that applies — and the price that limit supports at 3.5% down.

Maximum FHA loan, 2026
$541,287
Alachua County, Florida · 1-unit property. At 3.5% down that supports a purchase price up to about $560,919.
Alachua County sits at the national FHA floor for one unit. A loan above $541,287 is not FHA-eligible there.
Limits last updated October 27, 2026
Limits are HUD's 2026 figures and reset each January. High-cost counties are fixed multiples of their one-unit limit, so a four-unit building does not cost four times as much to finance. Confirm the limit for the exact address before relying on it. HUD source file
How FHA works
The rules behind the estimate
Six things that decide an FHA payment and its eligibility.
3.5% down — or 100% financed
FHA's floor is 3.5% at a 580+ credit score, but gift funds and documented down payment assistance can cover that floor, which is how an FHA purchase reaches 100% financing. Primary residence only, at any down payment.
Two insurance premiums
An upfront 1.75% of the base loan, normally financed into it, and an annual premium inside the monthly payment — 0.55% at over 95% LTV, 0.50% at or below it.
How long the premium lasts
Above 90% loan-to-value the annual premium stays for the life of the loan. At or below 90%, it ends after eleven years. Refinancing out of FHA is the only early exit.
Credit and debt-to-income
FHA is more forgiving than conventional on credit history, and it allows a higher debt-to-income with compensating factors — often the difference for a thin file.
Primary residence only
FHA insures owner-occupied homes. A second home or a rental property is not FHA-eligible, so those scenarios belong with conventional or DSCR financing.
County loan limits
FHA sets its own limit by county, and a loan above it is not FHA-eligible. We confirm the limit for the address before anyone counts on the program.
