Mortgage Rate Genius is a website of Sharpe Mortgage Lending Services of Georgia, Inc. It explains mortgage options and estimates payments so you can compare them before you talk to anyone.

It is an educational tool. It is not a loan application, not a pre-approval, not an offer to lend, and not a commitment to extend credit.

Every number on this site comes from the assumptions shown on the page plus market averages that refresh over time. Real pricing depends on your full file — credit, income, assets, property, occupancy and the market on the day it is locked — so a result here can differ from a quote you receive.

We do not publish interest rates as an offer. Where a rate is displayed, it is an assumption used to illustrate a payment, not a rate you are being offered.

Primary, second home and investment property lending is available in Georgia and Florida. Investment property DSCR loans are available in every state except Missouri and Massachusetts.

Program guidelines, loan limits and pricing change, and eligibility is confirmed case by case with a full application. A program described on this site may not be available for your scenario.

Use the calculators and guides for your own borrowing decisions, or to help someone you are advising. Do not scrape the site, resell its content, or use it to submit fraudulent requests.

If you send the contact form, the information you provide should be accurate and your own. Do not send Social Security numbers, account numbers, or tax documents through it.
